Thank you for your interest in Purchasing your home through the Help2Own Housing Program.  This page explains the criteria used in determining whether an applicant will qualify for this program with Southeastern Housing. 




Resident /Applicant(s) must earn a total monthly gross income equal to three (3.5) times the total rent and must have qualifying credit history with a FICO credit score of 500 or higher.  (3.0 Times may be accepted on a case by case basis). Bankruptcies are accepted and do not require a mandatory waiting period as with conventional financing.  Additional sources of verifiable income may be considered. These sources may include: child support, grants, pensions, GI benefits, disability, trust funds, social security and savings accounts.




All Residents over the age of 18 must provide a criminal history report.  Report must indicate no felony convictions and no sexual offenses, or misdemeanors of a sexual nature.




Residents should have no evictions within the last 3 years, and no open/unsatisfied judgments unless supplying proof of satisfaction.




All Residents must provide either (a) a valid driver’s license or ID card issued by federal, state or local government agencies, (b) a U. S. Passport, or (c) Permanent Resident Alien Card, which must contain a photo, date of birth, gender, height, eye color and address. Applicant(s) with no Social Security Number (SSN) must provide a valid Foreign Passport, along with a Work Visa and proof of the Taxpayer Identification Number (TIN).




Southeastern Housing Foundation is a pet friendly housing provider.  All Pets must be pre-approved for all properties and a separate Pet Addendum must be attached to the lease.  For all approved pets there will be a non-refundable pet fee of $250. We accept inside pets under the weight of 12 lbs. and outside pets under the weight of 50 lbs. All pets must be immunized and immunization records are required. All outside pets must be in kept in fence. Chains and/or runners are NOT allowed on our properties. Pit Bulls and Rottweilers are NOT permitted on the premises.




Residents are required to carry Property Loss and Personal Liability Insurance coverage. In addition, Southeastern Housing Foundation requires that you identify the home as a “Party of Interest” or “Interested Party” (or similar language as may be available) on the renter’s liability insurance policy. Proof of coverage is required at commencement of your H2O lease agreement and at each renewal until end of contract.  Discounted insurance is available please ask your leasing agent for more details. Waterbeds are accepted with proof of fully paid insurance for the term of the lease.




Southeastern Housing Foundation, Inc. adheres to the Fair Housing Law (Title VIII) of the Civil Rights Action of 1968 as amended by the Housing and Community Development Action of 1974 and the Fair Housing Amendment of 1988 which stipulate that it is illegal to discriminate against any person in housing practices because of race, color, religion, sex, national origin, disability, Familial status or any other class protected by law.
